FOR FIRST TIME HOMEBUYERS-HOMEBUYER TAX CREDIT PLUS

Fantastic news for first time homebuyers in Virginia!!!  The first time home buyer tax credit can be used as a down payment on VHDA mortgage!  The loan has a built in second mortgage to help cover the down payment and closing costs with zero interest and no payments for the first twelve months.  Particulars on the loan can be obtained from a lender.  In the event that you do not have a lender, please feel free to contact me at darcy@mris.com or my cell is 1-540-664-0200 for a list of lenders.

The book this year for the Winchester, Frederick and Clarke One Book One Community read is “See You In A Hundred Years”.  The book is a true story and is an easy read-you don’t want to miss reading this one!.  A great choice for this year’s read!  Events of interest will be held throughout the year.  Watch for when, what and where the events will be.

FHA LOAN LIMIT IN WINCHESTER/FREDERICK COUNTY VIRGINIA AREAS

The maximum FHA loan amounts in the Winchester/Frederick County Virginia Areas is an unbelievable $475,000. The minimum down payment is 3.5% and the sellers are allowed to assist with closing costs.

INTEREST RATES REMAIN LOW!!

Interest rates are remaining low, making this a great time to buy!  While there have been some changes in the requirements for loans, loans are still available with low interest rates and points.

If you had not considered purchasing, now may be a good time to do so.  The prices are great on properties and coupled with the low interest rates, this is an excellent time to buy.  DON’T RENT WHEN YOU CAN BUY!

Pricing your property correctly in this market is critical.  Properties are selling, but the pricing and condition of the property are key.  Location is, of course, always an important factor.  Spring is here and there are alot of people in the market looking to buy real estate now.  If you have been considering selling, now is a good time to consider doing so, given the low interest rates available for buyers.

If you are thinking about buying a home, you want to make certain that your credit is in good shape.  Aside from your credit score, there are a variety of items that the lenders take into account when approving a buyer to purchase.  Lenders typically request copies of bank statements-I have recently been told that overdrafts on checking accounts will jeopardize ones’ ability to be approved for a loan.  Your lender can answer your questions or feel free to contact me and I will be happy to provide you with names of lenders.

FIRST TIME BUYERS

Now is the time to buy if you are a first time home buyer or have not owned a home in 3years or more.  The stimulus package that has just been approved, provides for up to $8,000 in tax credits to couples buying their first home.  The $8,000 does not have to be paid back.  Please contact your tax preparer or accountant for information on how this works.  

With the low prices of housing and the low interest rates, now is a great time to buy!

HOMES ARE SELLING AND THERE ARE SOME GREAT BUYS!!!

If you have considered buying, now is a great time to be doing it.  If your credit is good and you are a first time homebuyer or have not owned a home for more than 3 years, it is a particularly good time.  There are currently tax credits available for those two groups of purchasers.  Your accountant or tax preparer would be able to inform you on the actual program.

Interest rates are still very low and coupled with the number of foreclosure and short sale properties available, it is making it a very good time …

RELOCATING TO A NEW AREA

Relocating to a new area can be a challenge for people.  Some individuals may feel that they are able to familiarize themselves with an area by driving around the area and just looking around.
